If you want the short version it would be professional, honest, highest integrity, tech savvy and a hard worker. We have known Ray as a client for a number of years as we have also known a number of Real Estate Agents, and we can say beyond any question that choosing Ray to sell our home was the smartest decision that we made. About a month before listing the home Ray came over and after walking the property he went through the start of a marketing plan and a list of items we could work on before the home inspections to optimize the sale price without spending money that wasn't necessary. Ray will gently guide you through the options to consider and listens closely to questions and concerns the client may have. We made the decision to move out of the home and have it staged which in this market we could have forgone but which we believe had a significant impact on the presentation and highlighted the selling points of the home. Since we are in the process of downsizing and moving out of the area we have been working for a number of months on donating or giving away excess furniture and household goods. As we approached the appointed time to have the home staged we still had a number of items that needed to find homes, needless to say we started to panic and Ray simply stepped in and with his very large contact base proceeded to find homes for the remaining furniture even to the point of delivering to folks that could not pick it up themselves. When the home went on the market we certainly remained the owners and made the decisions that needed to be made but we both felt like Ray was as much an owner of the home as we were. In addition to the Virtual Tour, Ray makes every effort to use online disclosure forms and signatures to lighten the paperwork load to a minimum. When it came time to evaluate the offers, Ray walked us through the strengths and weaknesses of each offer and then proceeded to negotiate a higher price from the strongest offer, very impressive. After getting the sale under contract, Ray constantly monitored the process and kept all of the parties, buying agent, loan broker and title company on task while keeping us in the loop with the progress and any potential issues that could come up, the sale closed on time. I'm sure some people would describe buying or selling a home like having a root canal done but with Ray as the Project Manager it was actually quite pleasant. In a time when people are looking for discount realestate agents we felt that if anything we had under paid. I am writing to tell anyone who reads this that you want Ray Chavez to be your real estate agent.
Mom and I had to sell her house due to her declining health. We interviewed two real estate agents, one who specialized in moving seniors and another from a traditional real estate agency. Then we received Ray's name via the San Diego Berkshire Hathaway Home Services Relocation Program. We almost didn't make the appointment because we were tired from Mom's doctor appointments and the stress of downsizing her household. But we were determined to talk to at least three agents before we picked one. Mom and I are glad that we kept to our plan because after Ray had made his presentation, we knew he was the one.
Ray was the only one of the three agents we interviewed to actually tell us how he was going to market the house. He explained how staging the house would make it look more attractive to potential buyers. He gave us a demonstration of how he would put together a virtual tour and post it on the Internet. He showed us a drawing of a floor plan that he used to make a flyer so that prospective buyers touring the house would have a reference to which they could refer for later consideration. His pitch made us believe that he would make the house look spectacular and that the virtual tour would reach thousands of viewers. Ray delivered on both counts.
A key consideration for Mom and I was the urgency with which we needed to vacate the house and get her moved to New York. This was because I was under pressure to get back to my job as Deputy Superintendent at the United States Merchant Marine Academy at Kings Point. We needed an agent who would act autonomously to prepare the house and work with us to accomplish the sale even though we had already relocated to New York. Ray took on this challenge without hesitation.
Through liberal use of phone and Internet, Ray kept us informed every step of the way during the process of getting the house cleaned and staged. He acted above and beyond the call of duty by disposing of some extra furniture we had left behind in our haste to leave California. He made sure the trash and recycling bins were placed in the street on pick up day and he periodically collected Mom's mail until the Post Office had time to process her change of address. During this period of time, he was more like a dependable friend instead of a businessman I had only met for the first time a week before.
Ray made it easy for us to complete all the paperwork we needed to sell the house. He spent nearly three hours with us at a hotel helping fill out the disclosure document. After we left for New York, subsequent documents were scanned and sent by email or forwarded to us for signature using the DocuSign eSignature program. Even when documents were sent electronically, Ray took the time to call and explain to us the importance of each and why we were signing them. He totally eliminated the intimidation factor posed by the complex and confusing language of multiple real estate, legal and financial documents.
